Just like a car, a garage door should be tuned up. We recommend having yours serviced at least once a year — at minimum a lube service and a spring balance check.
Spring balance is the single biggest factor in how long a garage door opener lasts. When the door carries excess weight, the gears in the opener strip, and the door starts struggling to open or close. Getting the balance checked annually is far cheaper than the opener it saves.

Checklist inspection

Balance, lube and align
Spring balance tested and adjusted, pulleys, rollers, springs and hinges lubricated, and the track re-aligned to allow for how the house has settled.

- Plastic rollers are not built to lastGarage doors come with plastic rollers as standard. As they degrade the opener has to pull harder, which can bend the door panels. Ball-bearing neoprene rollers last longer and run much quieter.

How often should I have my garage door serviced?

What is included in a garage door tune-up?
Doors need to be lubed to stop them becoming noisy and running poorly, and as a house settles the tracks need adjusting. A basic service covers both. A complete overhaul goes further: springs, center bearing, drums, end bearings and cables, and replacing the plastic rollers with ball-bearing neoprene.
Why should I replace plastic rollers with ball-bearing neoprene rollers?
Plastic rollers come as standard and are not designed to last. As they wear, the opener pulls harder and can bend the door panels. Neoprene rollers are made of nylon, last longer and keep the door running smoothly and quietly.
What maintenance can I do myself?
A steel door should be washed at least once a year using one cup of detergent — under 0.6% phosphate — in five gallons of warm water, or household ammonia instead. Lubricating the hardware is the most important part: pulleys, rollers, springs and hinges. Be extremely careful around springs under tension, and if you are unsure, call us.
What can I do about condensation on my garage door?
If there is too much moisture in the air it is usually interior humidity. Check your venting, run a dehumidifier, or use ceiling fans to move the air.
